The 1.66 ha site sits on the west bank of the River Shannon looking back across Sarsfield bridge toward Limerick city centre. The architectural aim of the project was to maximize this visual connection in the arrangement of the blocks on the site, the positioning of the open spaces, as well as in the specific design of each of the buildings.
The 9 storey hotel is located on the Ennis Road with its main entrance to the south of the building. It contains, 184 bedrooms, 8 meeting rooms, a 430 sq.m conference / ballroom, 2 bars and a restaurant. It has a glazed window façade to the river which gives the winter gardens to the bedrooms in this area panoramic views across the city. The staggered arrangement of the building diagram also facilitates this connection in addition to providing a location for the glass lifts. These run the full height of the building and again give extensive views of the city to the hotel residents and visitors. The landscaped esplanade to the south of the hotel allows pedestrian connections directly from the entrance to the river and the city centre beyond.
